    Abstract

    Initially the research examined the causes and predictions of sea level rise, analysed the financial implications, researched the government's policies and preventative measures in place to protect the public from flooding, studied the case law and assessed current practice of valuation in regards to flood risk. Further primary research was carried out using questionnaire surveys on the residents of Southsea in areas at risk of flooding to examine the public’s perception and opinions of flood risk. Questionnaire surveys were also carried out on estate agents in Southsea to evaluate valuation methods and opinions of flood risk. Interviews were undertaken with the Association of British Insurers and the Council of Mortgage Lenders regarding insurance and finance risk in relation to flooding and the future implications to businesses and real estate.
