    It is clear from government statistics that the buy-to-let (BTL) sector plays a vital role in the provision of housing within the UK, with rapid expansion of this sector being enabled by high capital appreciation due to incredible growth in house prices seen in recent years. However, the current credit problems have created wide scale difficulties with a significant impact being the downturn in property values. This report seeks to investigate the impact of the ‘credit crunch’ on the BTL market. Initial research focussed on analysing the factors that have placed demand on the housing market within the UK in order to understand the emergence of the BTL market. Research was also carried out into the conditions that have given rise to the ‘credit crunch’ and how this has led to the current credit constraints and the subsequent fall in property values. Further research involved a series of interviews, which sought to investigate the views and perceptions of property professionals on current market conditions created by the ‘credit crunch’. Subsequent case studies of BTL portfolio holders were carried out in order to assess how current market conditions were affecting investors.
