    Abstract

    This research is structured to focus on the performance of real estate investments, measurement and its barriers in Lagos metropolis. The research adopted Nigerian Institute of Estate Surveyor and Valuers and Nigerian Stock Exchange as the source of information.

    The study employed the use of methodology and analytical techniques. In a bid to assess methods of performance measurement in practice, the target population has been the Estate Surveyors and Valuers, Lagos branch. The sample frame considered all the registered Estate Surveyors as contained in the year 2010 directory of the Nigerian Institute of Estate Surveyors and Valuers.

    Questionnaires were administered to the registered members of NIESV in order to collect information on the level of awareness, understanding and usage of the performance measures that have been developed so far.

    Moreover, the comparative study on the performance of property investment, the mean return was compiled for investment in bank accounts, ordinary shares and property between 2006 - 2010. Using these mean returns, the investments risks were computed and analysed. The investment performance assets were then compared in absolute term as well as the risk adjusted return using Sharpe Performance Index.

    In conclusion, the study shows that the understanding, awareness and usage of the performance measure are very low among the Nigerian Estate Surveyors and Valuers. Following from this, there is a need to promote the awareness of developments among Estate Surveyors and valuers and incorporate the developments into the academic programme of tertiary institution and professional bodies provided by Nigerian Institute of Estate Surveyors and Valuers.
