Alonso's Negative Rent Gradient Model has suggested a negative decline in industrial rent away from the central business district (Orford 1999) and Nationwide Anglia Building Society (1988) have stated that house prices are affected by their proximity to London. Therefore this exploratory study examines the presents of Alonso's model on residential property prices from London to the South Coast of England through a transect of the South East from Woking to Southampton. The study adopts economic methods to explore the macro level relationship between residential property prices and distance from London. It also explores the micro level relationships of residential property prices and proximity to a train station in order to represent the importance of commuting to London. Secondary data of all sold house prices for 2001 was collected for five postcode study areas around the main stops on a commuter line to London as well as 2001 census data on commuting, age structure and housing stock. Alonso's negative rent gradient can not be seen to occur across the study areas and a complex relationship between house prices and distance from London is established. Further macro and micro influences are affecting the residential property patterns found and these are explored in order to provide a framework for future work. This work provides clear evidence that further study into house price patterns especially in the South East of England is required as the property market is a complex one that effects and is affected by many social and economic factors.
