    Abstract

Mixed-use waterfront development is a popular way of revitalising waterfront areas that have suffered from global economic shifts. They have attracted a great deal of academic attention, and there have been schemes that have had great success as well as major failure. Dolphin Quays is one of the less lucky ones, having faced a great deal of trouble throughout its history. This project has, through analysis of the planning process and through a questionnaire survey explored the reasons for the troubles that it has faced both economically and in terms of attracting popular support.
