    Abstract

    The UK construction industry has in recent times seen a huge wave of pressure put upon it to make it a more sustainable industry. To achieve this aim, various green building techniques have been introduced, to help save key resources such as energy, water and materials. The Building Research Establishment Environmental Assessment Method (BREEAM) is one of these techniques. It has recently become an increasingly used framework within public sector building projects in the UK, especially projects involving the construction of new schools or the refurbishment of old schools.
    This study focused on the impacts BREEAM placed on the design and construction phase of a building as well as critical assessing whether BREEAM achieves overall end user satisfaction. This was achieved by using a mixed methodology method, which incorporated a literature review, case study, interviews and questionnaires, where both qualitative and quantitative data was collected. The literature review firstly focused on the need for a more sustainable construction industry as well as identifying what green building involves. It also provided background information on BREEAM and the impacts of this assessment tool, on the design and construction phase of a building. From this, several interview questions were written, which gained the opinions of numerous construction professionals. The questionnaire was also written up following the literature review which focused on the end users of the building and whether BREEAM achieved end user satisfaction. The case study was used so that the findings can be translated to other projects with similar features.
    The analysis of the results identified that BREEAM does impact the design and construction phase of a building but not always in a negative way. Findings identified that if early planning took place, ideally at the pre-construction stage, any risks or harmful impacts could either be eliminated or controlled. BREEAM’s impact on construction materials was highlighted as being the biggest impact from both the interviews and literature review. Where the lowest ranked impact was BREEAM’s impact on the construction programme. The main reason for this was cited as being that BREEAM is enforcing the use of responsibly sourced materials, which in turn is having a major impact on the procurement of these materials. The results also identified how BREEAM does achieve end user satisfaction, this was highlighted through the questionnaire where BREEAM’s post occupancy evaluation was tested. The results from the questionnaire also helped in identifying how BREEAM could improve end user satisfaction, by involving the end user more throughout the project. Future recommendations identified how there is a need to assess whether construction team dynamics can alter the success of BREEAM projects, where individuals enthusiasm for BREEAM and whether they feel responsible for BREEAM should be looked at.
