    Investigation of column grid effect on the cost, space usage efficiency and construction time of beam-slab commercial buildings is presented in this report. The methods included designing 9 structural schemes with differently sized grids and computing their material quantities, costs, space usage and construction duration data using specially designed spreadsheets. Finally, the results were compared to demonstrate column grid size’s effect on these criteria. The study has showed that the size of column grid highly influences structure’s cost and space utilisation efficiency. The speed of construction is inversely proportional to the size of the grid, but when the time to produce interior space of floor area is considered, the effect becomes negligible.
